General Application

Please use this application when wanting to process an application for pre-approval or when applying as a roommate for an already occupied unit.

We require an income of 2.5-3 times the rental amount and to provide that proof of income (month’s pay stubs, bank statements, financial aid award letter, any other documentation, etc.). We need 3-5 years of verifiable rental history (not with family) or have owned your own home, if not you will need a co-signer who meets that requirement. We cannot accept people with felonies and/or evictions on their record. We check references and screen credit, criminal, and civil history; application fees are $50/adult. Deposits can range from 125-200% of the rental amount depending on your reference checks and screening report. When it comes to the credit reports, we do forgive some of the schooling and medical; it is more so past due utility bills or abundance amount of credit cards sitting in collections that we look for. If there are just a few dings, you may just have a higher deposit, but if there is a substantial amount it could lead to a denial. Certain properties allow pets on approval (we do not allow any un-insurable dogs) and if approved, there is an additional security deposit of $500 for the first pet, $100 each additional, which is refundable either when you move out (or if the pet does before you do) as long as there are no pet damages at the home. If you are applying with a Service/Emotional Support Animal, you will need to provide us with the proper documentation from your doctor. All deposits are completely refundable less tenant deemed damages and cleaning.
