General Application
This application is used for rental pre-approvals, roommate applications, and employment background screenings. New hires only need to provide their basic information for the screening process.

Rental Criteria Overview
Income: Applicants must have a net monthly income of at least 2.5 times the rent and provide proof (such as pay stubs, bank statements, financial aid award letters, or similar documentation).
Rental History: Applicants must provide 3 to 5 years of verifiable rental history, excluding stays with family or friends. Alternatively, ownership of a home or a qualified cosigner may satisfy this requirement.
Background Screening: We do not accept applicants with felonies or prior evictions. Applications include reference checks as well as credit, criminal, and civil screenings.
Credit Review: Negative reports may result in a denial of the application, to include but not limited to; late payments, collections, judgements, total debt load, and pending bankruptcy.
Application Fee: $50 per adult.
Deposits: Security deposits range from 125%–200% of the monthly rent, depending on screening results. Deposits are fully refundable at move-out, minus tenant-caused damages and cleaning.
Pets: Some properties allow pets with approval. We cannot accept uninsurable dog breeds. Approved pets require an additional refundable deposit of $500.
Service/Support Animals: Proper documentation from a medical provider is required for service or emotional support animals, in compliance with Fair Housing laws.
